I am done with RentRedi. Need suggestions on a PM software

Well, after multiple issues that the only resolution was using additional software, and now we have received our 1099 from RentRedi that includes the fees they charged our tenants and we NEVER received any of those fees...that is the straw that broke the camel's back.  

Looking for a PM software that will:

  1. 1. Be Tenant Friendly
  2. 2. Collect payments from tenants without an issue and minimal costs to tenants
  3. 3. Able to submit maintenance requests AND track within the request any communication (as opposed to having to go outside the request to communicate)
  4. 4. Able to have a either have a more succinct screening and application OR be able to edit the screening and application
  5. 5. Have actual lease signing with initials where needed and e-sign...not just a random confirmation email received by the tenant
  6. 6. Syndicate to actual sites tenants search on (or the ability to link)
  7. 7. Actual support, versus just a knowledge bank of generic information
  8. 8. Tenant and Lardlord app and associated web-portal
  9. 9. Reporting within software
  10. 10. Be proactive in their support and communication

Sadly, none of these items are contained in RentRedi. I definitely gave it the old college try, but RentRedi seems to only be focused on adding fluffy crap and ignore the core basics of a Property Management software (marketing, screening, application, lease, maintenance, and rent collection).
