Apps For Rental Turnovers

Hey BP family, 

This is a wo part question! First, I have a tenant that will be moving out in a few weeks in one of our rental properties. I am wondering if there are any apps that you guys would recommend to record turnovers. ( photos/videos etc.)

Second, another tenant has decided to stop paying rent. We have reached out to her to see her situation see if there's anything we can do to help her out or get her on some type of payment plan and has not reached out to us. We are located in Illinois and would like to see if others encountering this issue and what they are doing on situations like these.
