Hey BP fam,

I am struggling with a tenant in one of our units as they are not paying rent and are not willing to fill out the IHDA grant document. Is anyone else going through this and is there anything we can do as Landlord?

Hey BP family, 

This is a wo part question! First, I have a tenant that will be moving out in a few weeks in one of our rental properties. I am wondering if there are any apps that you guys would recommend to record turnovers. ( photos/videos etc.)

Second, another tenant has decided to stop paying rent. We have reached out to her to see her situation see if there's anything we can do to help her out or get her on some type of payment plan and has not reached out to us. We are located in Illinois and would like to see if others encountering this issue and what they are doing on situations like these.

We used fb market, zillow & apartments.com. Most of our traction came from Facebook market place and filled our vacancy within 15 days.

I usually consider 630-650 credit score with employee verification and a full background check in which the interested family pays for through apartments.com as a part of the application process.

Hi BP family!

Hope all is well and we are continuing to invest in real estate. As we are aiming to purchase our third property, we are working on developing a website for our company. Not only to list our rental properties, but also to develop and grow our brand, pay rents, maintenance, etc. etc.

Does anyone have experience with creating a website? If so, what website did you guys use?

Good afternoon BP family,

I have been stuck in the same spot for a couple of weeks now and hoping maybe you guys can hear me the right direction. So, I recently launched my RE company LLC and am stuck building credit in order to purchase our next property. We want to take out a HELOC out on one of our properties that we currently own (also LLC'd). Does anyone have pointers on how to build credit efficiently and/or if it's possible to use our personal credit to purchase the next property.

Our Intent is to HELOC on an existing property and purchase another one using the BRRRR strategy.

Good evening BP family,

So, we are currently in the process of purchasing our third property. Our approach on the third property is BRRRR strategy using a HELOC from a current rental property that is paid in full. Now, we are an LLC business and the property is under the LLC series.

My question to you guys is, have any of you guys done this before? What tips/advice would you give?

We are finding out that a lot of banks do not work with LLC rental properties and have heard that working with local credit unions might be our best approach.

We are in the Chicagoland area. Any piece of advice/tips would be greatly appreciated.
