Hi All - I was looking for information on the Jackson TN market for Mid-Term Rentals. We have 3 long term rentals and just bought our 4th property and are considering testing the MTR strategy. I can't find any conversations here about this need in this market. Looking at Furnished Finder there are very few properties in the city, but AirBNB seems to have more properties available. 

Does anyone have experience in this market with this type of rental ? I'd love to chat. 

Post: Utilities - Fee to Tenant

I have a tenant who just moved in in February and its seeming like he has never rented before. So far he's been late on the rent b/c he hasn't figured out routing the payments correctly and he still hasn't switched the utilities into his name. 

Apart from these hiccups, he has fixed some things in the house and has been communicative and for some reason I actually its just a growing pain and he's making efforts to get on track. 

The utilities though charge a deposit that is refundable at the end of service. I'm open to continue to pay them, and then charge him a fee for my service in lieu of him switching to his name. Does anyone have good advice on a reasonable fee ? I'm thinking 5% which on this last month's bill would come to $17.45. Would 10% be reasonable ? It is a risk I'm taking and a nuisance...

I charge a non refundable Pet fee of $250 + monthly Pet Rent of $25 for a small dog and $50 for a Large Dog. I like the previous comment of writing into the least that tenants will get the home professionally cleaned after move out deal with pet hair and clean up. I'll definitely be adopting this one

Where do you think it will be held in May ?

Hi Oakland /Bay Area friends - 

I'm a somewhat newbie to investing having gotten my start late in 2020 investing out of state in my hometown back in TN. I sometimes feel like I'm on an island and would love to form a small group of "co-workers" who would enjoy the occasional get together / coffee / brainstorming so we can help each other move to the next level. I don't have any friends doing what I'm doing and have young kids so my growth is distracted/delayed by all the things. 

I live in Oakland and would love to meet others in the Castro Valley to Berkeley radius to keep it easy for us all. Please let me know if you are interested!

I started out with Apartments.com but always found their site difficult to navigate so I flipped over to Zillow which I like much better. Still not perfect but its free to use and free for the tenants to pay if they set up with ACH. 

I'd love if they had more tools for the owner to use. I have one tenant who pays at the bank which drives me nuts, but he's a good tenant and pays on time. I'd like a way for me to have the ability to mark off his rent paid in the system but unfortunately I do not, he has that ability and its a bit clunky. 

I'll likely be researching another tool when I get more properties but for starting out I think this is a good one!
