Black Mold in a Condo coming from roof leak

There is black mold coming through the wall of a condo. It aparently comes from a roof leak. The association is not responding. I have a tenant in the Condo. What do I do ?

Hire a lawyer asap, fix the roof leak and spray bleach on the mold, fix it, document and photos for all work. Sue the hell out of the association. Use the proceeds from winning the suit to buy another rental.

Hire an attorney and a contractor now. Get the leak stopped. My guess is if you have someone on the roof the HOA will contract you pretty quickly.

Well, you need to fix the interior of your unit as a condo.

However, before you hire an atty, I'd really call the HOA and remind them that if attics/roofs are common areas, the HOA is also on the hook for any tenant claims to see if that speeds them up.

Then if you get no response, call an atty.

I would also read your Covenant of Habitability for your state asap. Here, we have 96 hours to respond to mold complaints or face big fines. We may also be putting the tenants up in a hotel until it's fixed. So I would jump on the repairs fast no matter where the responsibility falls. Attorneys always tell us that when it comes to tenants, we have to make the fastest repairs, not the cheapest. You can sue the HOA and get reimbursement later.
