Property management question

Michael Fyvie
Posted

I am in the process of hiring my first property manager for my two longtime rental properties and I’m very excited to take this next step and start building a larger portfolio. My question is, should I be looking into an online real estate investment management software? Or is that not necessary because I will soon have management? Thanks,

Why do you feel that you need to pay a PM for 2 houses? You get to 10 houses and you have completely given up the income from an entire house if you are paying 10%. Yet most PM's charge more on top of this when they have to do anything more than collect the rent which is likely automated for them.

I have 20 plus a Vrbo and I easily manage all these from my phone.

I track everything in Excel.

It's not that hard to self manage and it takes up almost no time.

I have systems in place and a great handyman that takes care of any issues with a 5 second text message.
