Rent vs owner occupancy stats

I am looking at an area that has an 81% owner occupancy rate and and 18% renter occupancy rate. Would it be better to go into the deal with the mindset to rent it since rentals are difficult to find or to sell it since that is the more common occupancy? I am looking in brownsville fl just outside miami if anyone knows that area.

Irrelevant metric in my opinion, what matters is the return immediate and return over the long term, whether your neighbors own or rent is largely irrelevant to what you should do with your property.
