thank you, when I redo a home and take it to the studs do I need to get the added square footage permitted before I put the home back together?

I am not sure which numbers to trust when it comes to the size of a home. I see a different number on the county appraiser site from almost 3 years ago than is on the listing. How do you know which number is more accurate to determine arv?

I am looking at a flip (condo) that has 25k in HOA liens and the wholesaler that brought me the deal said that the guy who owns the building is being difficult about getting the liens decreased. What tactics have you used to help decrease these fees. The unit is for sale for 65k (800sqft) needs a full reno including mold remidiation and new ac. I am seeing that it is only worth about 90K. I am thinking it may not be worth the hassle.

@Evan Polaski does it make it less of a risk for you to have the seller credit you rather than getting a warranty?

@Bradley SriroThanks for the helpful insight into that is happening in brownsville. I have heard before that is is rough but am seeing the trend of flipped homes and new homes being built.

I am looking at a house that the roof needs to be replaced. The home owner is willing to repair the roof at their expense. I am considering making an offer assuming the roof issues and fixing them myself and just offering a lower price. Would it be better to have the home owner repair it so if there are any other issues the owner has to deal with them or to try to use the roof as a negotiation point?

I am looking at an area that has an 81% owner occupancy rate and and 18% renter occupancy rate. Would it be better to go into the deal with the mindset to rent it since rentals are difficult to find or to sell it since that is the more common occupancy? I am looking in brownsville fl just outside miami if anyone knows that area.

@Stinson Bland have you ever used this same letter for those who still live in their home but it is run down? If not do you go after those type of homes and what do you say?
