Who's been busy this 2020?

How has your 2020 been? I've had a great year, some changes and challenges but growing by leaps and bounds. We started out the year with a big refi/consolidation to facilitate us moving to a new home near Eau Claire WI. Therefore our old home became a rental. Then in May or so I picked up a fixer SFH in Durand WI in my Roth (second home in that entity) We have had to pull the guys working on it to other projects off and on so we are still working on it. I'm wanting to flip it into something else when done. Then In July we picked up a 9 unit mixed use in Barron WI for a great price. It's fully rented and making money. Now I have one of my SFH back in Lake City MN fixed up and under contract to sell and 1031 exchange into 3 tri-plexes. One in Boyd WI, one in New Auburn WI, and one in Ladysmith WI. I also have an additional 4-plex mixed use under contract in Ladysmith. Prior to those deals my long time buddy bought a 5-plex that we are looking to sell because we found a bigger project. It's in Marshfield WI, Sound building on corner commercial lot on busy hwy 13. Needs work. 5 res units. Eviction in process on 3 of the 5 for remodel. Current rents have a net operating income of 1100 /mo. With fixing and rent increase est 2200/ mo. Will do owner financing.
