RENT! RENT ! Baby! It's the 1st of Month!

Hey BP Nation!

So I am have been landlords for total of 700 years.....I mean 7 months! I am still collecting my rent through Venmo, CashApp, etc. But I am looking for better options. Options that do not require me to text my college student renter and say, "Aye, yo, you got the rent money!" Then, I have to transfer the money afterwards. So looking for my first landlord/property manager software. What would you recommend? 

(P.S. I prefer low budget, but value/quality is key)

Use the search bar because this is discussed almost every day, sometimes several times a day. Most people seem to recommend Cozy.co or TenantCloud but there are tons of options.
