What is the most favourable number of beds for a duplex

Hello! Pretty soon I plan on buying a rental property, rental property type being a duplex, so I was wondering if a 2 bed or 3 bed would be better in a location not directly in the centre of the city but just around it where university and other schools would be located. Any extra advice would be much appreciated.

I too think that a three bed would be more favourable.
