Cozy vs Zillow Proper Manager specifics
I’ve read a lot of posts about Cozy vs Zillow Rental Manager and a few others. I wanted to hone in on a few specific questions for those that have used both or know the key differences. I’m looking to manage myself and not use a property manager this time around.
Trying to decide what service to use. I’m more focused on quality and value, not what is cheap. Curious if there’s a better one and also sort out the things either service doesn’t offer.
1. If you use either Cozy or Zillow or another tool how are you posting to the other sites that they don’t post too? Ie: if you used Zillow Property Manager how are you listing on Realtor.com?
2. From a background screening perspective, which service do you like more and why?
3. If you used their screening service for credit and criminal checks, did you use another service for another type of check? If so, what was it and what did you collect?
4. How did you verify their income besides them manually putting in whatever they want? Besides them uploading paystubs did you ask for anything else?
5. Outside of what Zillow or Cozy collects from an applicant by default, it appears limited in my test. What else did you ask for?
6. From an applicant lead gen perspective, what site drove the most awareness and leads to your house.
7. Post lease signing, how did you like their payment portal?
8. Did you like their tools for tenant communications, or did you just do it off the platform?
