@John Mocker ya they are insured. They just made the sloppy mistake. 

@Dan Schwartz thanks for the candor. Appreciate it. It’s been a less than ideal situation and just trying to close out with these folks in an amicable manner. 

Have you worked with a good attorney if things get ugly that you recommend? Want to make sure we follow the law and handle it the right way. 

We have a tenant who wants to use their security deposit as last months rent in Arizona. 

AZ law enables a security deposit to be a max of 1.5 months rent. Which we collected. Now that they are leaving they want to not pay rent and use the final month payment out of the security deposit for the last month. i don’t see anywhere in the lease or law that this is allowed. 

curious to get others opinion and if they don’t pay what are my next best steps.

@Account Closed I’m guessing they don’t have renters insurance. Would I need to direct them to my insurance company then? I will require renters insurance going forward on a lease with others. So I’m wondering now if they don’t have it, how do I run the process to close this out? As they could become irrational.

Recently we did some repairs on the property in AZ. The tenant said “potentially” we damaged their personal property. They have been back at the house for a week and have made no mention of it. They are asking for more time to assess the damage. 

Looking to understand the law better and process to close this out because they could just be making a false claim to try and get money out of me.

Happy to pay an attorney for their time. Unfortunately the relationship with this tenant is not a good one. Damage would be most likely <$10K. 

I have a tenant who is moving to our area from out of state to rent our place and they want to put up the entire 12 months funds for rent in advance. We arranged this because it was their good faith to ensure they could pay for the place. 

I’m trying to figure out how setup an escrow account that ensures I get paid monthly from that pot of money they are putting up. 

Has anyone done this before? When I Google around everything g directs me to articles on escrow for title services vs a place where they could deposit the money as a service and funds are released monthly

I’m looking to list my own property. Have been testing out Cozy, Zillow, Avail and others. 

None of them appear to offer eviction screening? For those of you who use their software, do your run an eviction report and if so, what service do you use?

Our state, AZ, requires a pool fence if the home has a child under 6. 

Has anyone written a clause for their lease such that if the tenant were to take down the mesh fence that they wouldn’t hold us the owner liable? Was looking for specific language from a lawyer that heaven forbid anything bad happens we are further protected if they take the fence down during their lease with us. 


I’ve read a lot of posts about Cozy vs Zillow Rental Manager and a few others. I wanted to hone in on a few specific questions for those that have used both or know the key differences. I’m looking to manage myself and not use a property manager this time around.

Trying to decide what service to use. I’m more focused on quality and value, not what is cheap. Curious if there’s a better one and also sort out the things either service doesn’t offer.

1. If you use either Cozy or Zillow or another tool how are you posting to the other sites that they don’t post too? Ie: if you used Zillow Property Manager how are you listing on Realtor.com?
2. From a background screening perspective, which service do you like more and why?
3. If you used their screening service for credit and criminal checks, did you use another service for another type of check? If so, what was it and what did you collect?
4. How did you verify their income besides them manually putting in whatever they want? Besides them uploading paystubs did you ask for anything else?
5. Outside of what Zillow or Cozy collects from an applicant by default, it appears limited in my test. What else did you ask for?
6. From an applicant lead gen perspective, what site drove the most awareness and leads to your house.
7. Post lease signing, how did you like their payment portal?
8. Did you like their tools for tenant communications, or did you just do it off the platform?

I’m looking at listing using Cozy or Zillow on my own vs using a property manager this time around. Based on my research and few I have spoken too, Zillow’s lease agreement isn’t customizable and Cozy doesn’t offer one yet. Would you say that is accurate? 

I wanted to ensure my lease agreement is tight and has clauses for things such as pets etc. 

Curious what sites folks recommend to get a strong lease made? I know there’s a lot of templates out there and I even have one from my original property manager but I’m happy to pay for one to ensure I cross all my T’s. Also I would like to ensure I’m in compliance with state law.
