Thanks for your input Charles. I was going to tell them we received complaints from the city but the insurance may actually not permit this type on thing on the property.

Hi Bp,

I have a tenant that started working on cars at the property we rent to them. There’s a bunch of cars parked in the yard. The tenants never asked if this was okay and just started doing it. We don’t feel great about it for various reasons, namely it’s a liability, an eye sore, and we don’t know of all the problems this could present.

Has anyone had this happen? What would be the best way to approach the issue?

Thank you for your very comprehensive reply.

I have 7 units. The feature that’s most attractive to me would be having a unified payment system that could track and apply late fees. I plan on having more units slowly and steadily. I’ll check some of the names you mentioned out and go from there.

What is the best rental management software for someone with less than 10 units spread out between single family and small multifam? Preferably one that’s free or not too expensive.

Hey Bp,

I have an adjustable rate heloc that started out with a super low interest rate when we first got it. It’s now up to 9%. Is it possible to refinance it with a fixed rate loan of some sort? One with a lower rate of course.

The loan itself is an interest only payment required as the minimum payment. The borrowed amount is $70k. We could use it for 10 years and then would have to pay it back in the next 10 once that expires. We still owe about $57k on it. We planned to have it paid off in a year and a half. With that being said even if we were able to find an attractive refinance opportunity, would it even be worth it when factoring in all the fees associated with converting it?

Hi,

If someone has existing properties in their name. How do you transfer them to an LLC? What implications does that have when trying to get a new loan or refinancing an existing one once it's in an LLC? Would rent payments need to be paid to the LLC?
