I use Acuity for my AZ rentals. Went through an insurance broker, Gary Swanigan, who is based in Glendale, AZ. 623-486-2001

The rates were better compared to quotes that I received from Farmers and Allstate (about 2-3 years ago). I've never had to put a claim in yet though.

@Chad W. Thanks for sharing your experiences. Did the turnkey companies recommend the two property management companies? You mentioned one of the properties already had a tenant in place. Was it the turnkey company or PM that placed this tenant? I wonder if they did their due diligence and qualified the tenant properly.

Brock, you don't transfer ownership once a lease option agreement is signed. Therefore, due on sale clause does not trigger. maybe @Brian Gibbons  can chime in and confirm.

Hi @Brock W.   How would a lease option or rent to own violate your mortgage terms? You would still be paying your mortgage while collecting rent from the tenant. You haven't transferred ownership of the house, so I don't see any problem with either. I personally haven't done one myself but RE investors use these methods often. Good luck.

@David P. I thought one of the qualifications of HARP is that the home must be owner occupied. Investment/rental properties don't qualify. Correct me if I'm wrong.
