already sent notice to vacate but one tenant asks to be removed

Hello,

I have a husband and wife pair of tenants who have been in a rental unit for about 4 years so at this point they are on month-to-month terms. After various issues w/ them I've decided to simply ask them to vacate. I sent the letter to them last week and it's been delivered. I gave them until Oct 31 to vacate so at the time that was more than 30 days. They have been having problems and the husband has been staying elsewhere starting  a couple months ago but was still paying rent. Just a couple days ago he texted me to state that I can proceed with taking him off the lease because he has already given back his keys to his wife and moved all his stuff out.

So my question is, what should I do considering I've already given notice to vacate anyway? The expenses involved in getting the place cleaned and repaired could potentially exceed their security deposit and, although the wife has a job, his job would allow me to more easily get any add'l funds recouped that exceed the deposit should I need to sue them for any extra.

@Theresa Harris Thanks. What I ended up doing today. Waiting on his reply.

@Kenneth Garrett Not sure about specific states but I know the federal moratorium is only for evictions and only when the tenants have been specifically affected by covid in some way. My situation isn't an eviction but just a notice to vacate so unless Ohio has something more specific than the federal moratorium to encompass vacations and evictions, and regardless of situation, then I'm in the clear.
