Landlord entering property
Hi, As the landlords we are trying to arrange access to one of our property's - as we need to carry out a gas check and do a regular inspection.
Our tenant is not taking our calls or responding to our messages. We even dropped a note through the front door asking him to contact us, but heard nothing.
What are our legal rights? Can we just demand entry?

@Hindy Smith you’ll need to check your state and local laws, but most states allow entry for maintenance with at least 24 hr notice.
Typically you need to give them 24 hour notice. Notice on the door, email, text message or some form of communication. I prefer something you can document. Electronic means works or if you put a notice on the door take a picture. I agree with @Jason Duryea check your state and local law for specific requirements.
@Hindy Smith I agree with the others. Leave a voice mail, post a note on the door with a date and time of inspection (24 hours' notice required in most places) and then come back and enter.
