Trouble getting rent... How is that Rubs working for you?

I have always benefited/profited from having the water built into my rent. I have also benefited from the young professionals who are attracted to a unit that is not subsidizing other tenants. I recognize it works for some who want to put in the extra work, allowing them to break even on paper.

My question is directed toward the RUBS proponents who are having trouble collecting rent... Are you getting your water bill paid? 

I see it as creating an issue in court, when you are fighting over rent- I suspect in NJ the judge may be inclined to disregard it. What has been your experience.
