Cash for Key / Rent forgiveness template (Los Angeles)

Hi everyone,

I'm a landlord in unincorporated Los Angeles area, California. My tenants paid around 20% of the rent during covid.

I'm considering to offer a Cash for Key, or Rent Forgiveness deal. Offering to forgive all rent and adding a small amount of cash if they move out. I'm looking for templates that is legally enforceable in this area.

Let me know if you have any recommendation for templates. Willing to buy one.
