Thank you for helping. I’ll contact them.

Hi everyone,

I'm a landlord in unincorporated Los Angeles area, California. My tenants paid around 20% of the rent during covid.

I'm considering to offer a Cash for Key, or Rent Forgiveness deal. Offering to forgive all rent and adding a small amount of cash if they move out. I'm looking for templates that is legally enforceable in this area.

Let me know if you have any recommendation for templates. Willing to buy one.

Thank you.

Same thing is happening in LA.

Let's hope this thing will pass

Thank you for the reply. I checked the door today and it was unlocked, no problem.

I was also curious what was really happened so I’ll check with my guests and tenants later on.

My bathroom door is the kind of door without key, can be locked from inside, but people can also lock from outside if they turned the inside knob and closed the door

Folks,

I had 2 of my rooms on AirBnb and one room for a new tenant. I just discovered my tenant locked the common bathroom from the inside, as my AirBnb guest informed me.

I mistakenly did these things for this tenant:

- No written lease, though I disclosed the landlord / owner per California law

- Accepting rent not in advanced, but post-payment. Though it was weekly.

And she was rent late for 2 days, thus I delivered a "3 day notice to pay rent or quit" and recovered my rent for the first week.

And tonight the common bathroom was locked from inside. It was probably retaliatory.

I was thinking of something:

- Asking my tenant about it tomorrow. She might: a) confirm or b) deny and said the AirBnb guest do it. How can I do the repair and bill to her?

- I'll call a handyman to replace the lock with key, though it would be a loss

Please tell me what to do

Hi,

I'm a first time home owner in LA. I ran rent analysis via Avail and it suggested that I set the rent at $1278. I looked up and most places around me set the rent at $1400 - $1500.

Since I wanted tenants I set the rent at $1200, and I was flooded with applications.

Thus now I want to turn down all applications and re-post my place with higher rent.

Is it legal to do so?
