Selling duplex, How to inform renters?

I  am planning on selling  my duplex in OKC, I have been self managing it, and have  two current leases that aren't even half way through their lease. They're great renters. 

I'm trying to navigate how I should communicate with them that I am planning to put it on the market. 

There is nothing in our lease about this scenario. 

I would love to hear some feedback on how to do this well. 

Is there an expectation of needing to offer to allow them out of the lease before I sell?
