Post: Is arbitration clause bad in lease?

Hi Community Members, 

I have a tenant who is not paying rent since 7 months. I could not do UD action because my lease has Arbitration clause. My attorney said due to this arbitration clause, we could not do UD. 

We tried to do UD action but the judge sent our case to arbitration. 

The lease was drafted by PM. If it is such a bad clause then why would PM keep it. I have not been able to find attorneys who have arbitration experience in this scenario. 

Do you think I would ever get the back rent paid to me. Any experience with arbitration, if anyone had, I would like to learn more. 

Does the arbitration any better than the mediation?

Hi everyone, 

I am looking for some help on registering my unit in LA rent registry. I have following questions - 

1. I own a condo and that is my only property in LA county. Do I need to register it with LA rent registry?

2. If yes, the registration site requires a statement number and APN number. I can find APN number but not the statement number. So how to obtain that. 

Please share if you had similar experience.

Hi Everyone, 

I am looking for someone who can fix or replace in wall electric heater. I have called couple of contractors but they work on Gas heaters only. 

Should I get it replaced with Gas Heater or keep it the same. But I am not able to find someone who works on this Electric Heater. 

Unit does not have central air a/c or heat. It is just heater at one place in living room.

I am dealing with a Termites issue in a property. It is a building with 3 Units of 5000 sqr ft living space plus garage plus lobby. 
I am looking for termites fumigation contractor. Please let me know if anyone interested in doing this work.

Hi Everyone, 

I wanted to know about how to fix this heater issue. Property in Los Angeles County, CA. 

It has a heater and no AC. Heater seems old and I am not able find someone to fix it. If I were to give portable heaters or over wall heaters instead of this particular heater. Will that work? 

My property manager is telling me that due to heater law in CA, it is mandatory to fix that heater and portable heaters cannot be given. 

The real problem it heat the room that I am fixing, right? What should I do. Thanks!

Hello BP, 

I am looking for help from General contractor or someone who can help me with my next project. The project is in San Pedro, Ca. It is close to Long Beach. 

I need help on following - 

1. Stand in bathroom shower

2. Vanities in multiple (3) bathrooms. Either paint or install new one. The top is good.

I would say Riverside county is very competitive right now due to prices, development and vicinity to OC and LA Counties.
