Improving Tenant Experience ideas

We have owned and managed rentals for several years, however we are looking to improve our tenant experience especially with day 1. Do you use Welcome Letters and Folders for handing over the keys and day 1? I have heard some people have a small gift waiting for the tenants on move in day. We are continuing to try and improve this experience and any ideas welcome.
