Update... We recently rented out one of our houses and put our first welcome basket for our tenants on the counter for move in day. Most of the ideas came from this forum. Thank you for the ideas. Here is a picture ...

I do have a handbook for each property that has information about the area, and specifics about the house. This includes information about the appliances, city pick up of bulk trash etc. I leave it on the kitchen counter along with any supplies that I think they will need. 

Many tenants have told me they appreciate both the handbook and the supplies given.

 Kris, This is great information. Thank you for sharing. I love the "Moving sucks, this may help" slogan.

Have you listened to Joe Asamoah's episode on the BP podcast?  He goes all out on this type of thing with his tenants in DC.  If not, check it out - maybe it will inspire you in some way.

When we bought a home several years ago the sellers left us a note as well as a bottle of wine and to this day we still talk about that for a first impression.

My area is seeing a lot of corporate purchases and the competition is heating up. The thought here is to start to wedge ourselves different than the competitors.

We have owned and managed rentals for several years, however we are looking to improve our tenant experience especially with day 1. Do you use Welcome Letters and Folders for handing over the keys and day 1? I have heard some people have a small gift waiting for the tenants on move in day. We are continuing to try and improve this experience and any ideas welcome.

Daniel, we use Tenantcloud. They have a free version, however there are a couple of fee versions based on your portfolio size as well. We do the standard package which allows credit card payments, credit/background reports, links in contractors for requests, and generates monthly reports, invoices and it handles marketing the vacant properties, etc.
