Closing on a property in Vegas Tenants included

The seller already completed a lease agreement form and I've read it thoroughly and I feel that it's a fair lease. Do I have to fill out a new lease agreement form or can I fill out an addendum that names me as the owner? Any opinions or suggestions are most welcomed?
