@Natasha Shamoon I'm an Out of State investor (oos) in Columbus Ohio. I would be happy to share my team that I've established. I have had a great deal of work done on both of my investment properties. I also have a great Property Management (PM) in place. It has been a learning curve, but overall I've had a very positive experience.

I've never dealt with this exact issue, but I don't think I would pursue anything. I would concentrate on getting the unit rent ready. I would increase rent and try and find a great new tenant. I wish you the best of luck on whatever you decide.

Andrew, Great work!!! Looks like you got a home run.I'm wondering what lender allowed you to only put
15% down on an investment property. All the lenders I've worked with have required a 25% down in order to
move forward.  Thanks in advance.

Managing property is a huge responsibility. It sounds to me that you'll just be providing the capital and your Sister will be doing all the work. My suggestion is a 50/50 split. Maybe you can also get her finding deals, managing contractors, cold calling etc.
