Rent payment up front
Hi all. I have potential tenant who's accepted as a medical student(4 years program). She has different degree but decided to achieve doctor degree. She will be full time student. Her dad approached me and offer to pay 2 years rent up front. He is owner of big company(I checked).He asked for 2 month free stay for her daughter. I am willing accepted. But I am worry about if she decided to break the lease. Or trash my unit. Any suggestion or advice? How can evict her in that situation? Thank you

Don't do it. If he co-signs and she's a good applicant, then do the normal rental. If they want a 4 year lease, make sure you factor in annual rent increases...and you could give her a free month at the end of the 4th year.
