Leasing Terms for a group home or personal care home

Hi,

I am closing on a 4000+ SFH in Georgia next week. In testing the market to rent it, I have a nurse who contacted me to rent the house and use it for a group home for elderly or personal care home.

I have several questions:

Do I have to rezone my property?

What are the typical terms for the rent?

If something breaks, do I take responsibility or structure the terms in such a way for them to handle all maintenance?
