I am closing on a 4000+ SFH in Georgia next week. In testing the market to rent it, I have a nurse who contacted me to rent the house and use it for a group home for elderly or personal care home.

I have several questions:

Do I have to rezone my property?

What are the typical terms for the rent?

If something breaks, do I take responsibility or structure the terms in such a way for them to handle all maintenance?

I would definitely hire a property management if I should get a property that far. I am seeing some listings on Realtor.com which cash flows quite well just estimating expenses. If I decide to go that route I would work with a broker for better deals. Thanks for taking the time to respond to my mail. Are you investing in the Atlanta area yourself?

Anyone own multi family in Albany Ga? How is the rental market there, job growth etc. I am in Atlanta and looking to invest in Albany and other counties within 2 hours drive. Any insight into areas in Albany Ga would be great.

Hi BP, Anyone knows where I can get reasonable priced windows in Atlanta Georgia for my rehab? I need to replace 13 windows for my new house purchase. The house is cape cod 1986 if that helps. I already have an installer.
