Expiring Moritoruim Mean Collection Law Need to Change
Hello BP,
I have been reading a lot of articles about the concerns of renters and landlords when the various eviction moratorium expire, but its seem to me landlords also need to be concerned with changing the consumer debt collection law. We as landlords need nore favorable laws in order to have any chance of collecting any of the back rent that will be owed. As of 2017, judgements are no longer reported on credit reports. You basically can only collect wage income and if the tenant doesn't have a job your out of luck. In addition, if you do find an account to garnish it has to have over a certain amount before you can garnish any funds from it. You can't garnish welfare, social security, child support, social service assistance funds, retirement accounts...but the "deadbeat" tenant will cost you your retirement funds and deplete your financial assets. Mind you, I dont want to see anyone financially devastated by taking away their life saving but I also dont want someone to drastically alter mine. Im just saying besides worrying about expiring eviction moratorium we as landlords need to worry about the laws governing the collecting of the debt.
