@Connor Duff I upgraded and think it was totally worth it. I love to analyze deals and having the unlimited ability to do so made it worth it to me. If you want to get comfortable with analyzing then I think its a no brainer.

I have a rental property in Baltimore that is about 1100 square feet that I have had almost 1 year. I have great tenants that  plan to renew their lease in September. The only problem is the house does not have AC. Should I add AC or no? How many people have added AC to their rentals and was it worth it? Or should I supply window units for them?

@Ryan Taylor If I understand your question correctly, its because you are taking out more money then the original amount. So if your purchase price was $60K and then you refi and now have a loan of 100K that would make the payment more. Hope that makes sense.

I only have two properties at the moment and both have paid rent in full!! I am very happy.
