@Jake Wiley I have long term tenants who have always paid on time. Theyvdont have credit but are interested in purchasing the home. I currently still have a loan on the home. I'm just trying to see if there is any way to structure this so it works for both for my buyers and me.

@Patrick Bavaro would you mind sharing your builders information? I didn't think about Cape Coral option.

I'm considering selling/offering my long term tenants a subject to deal on my property. Im so new to this strategy so I have questions that I couldn't seem to find answers to. How does the tax/insurance structure of the deal happen? I currently have them all in escrow under my name with my mortgage company. I'm considering having them put a down payment down, offer a loan amount, and interest rate, hire a real estate attorney/title company to legally write out the contract. Am I missing anything? I also am interested in a subject to insurance to prevent due on clause. Any experts in the group? I would love to chat. Thanks so much for helping a rookie out🤙.

@Patrick Bavaro this is great! I'm currently working a similar STR. I purchased property in Homosassa FL. Location is unique to the springs, gulf, camping and short drive(1.5 hr) to the beaches and theme park.

This will be my first STR and first time building/designing a vacation home. I purchased the land for 10k and should have a 3/2 SFH under $220k once complete.

I'm ready to find more this year that are turn key ready. I'm favoring the Oralndo area due to the year round tourism.

@Sunny Alexander, I have a long term rental currently in Largo near the beach. I have highly considered turning it into a STR.

@Eric Garcia, how did you find this in your search process? I find my self of zillow and realtor mostly.

@Ryan Moyer nice! Thansk for the feedback

@Shawn McCormick thank you! Do you have any recommendations for a realtor in that area who may specialize in STR's?

I'm interested in knowing where most would consider to be the best place in Florida to own a short term rental/vacation rental.

Are there any turn key ready short term agencies?
