My tenants are divorcing and one has moved out, what should I do?

I'm a newbie landlord in Graham, WA and these are my first tenants. They both signed a 12 month lease which will expire in October. One has already moved out and the other plans on staying, even after the lease expires. What should I do as far as the lease that was broken? Do I need written statements from both parties? Write a new lease? Also, the one that plans on staying isn't the one who was earning the income for the household and I am worried about the ability to pay rent. Any advice will be helpful!

They are still responsible for the rental payment even if 1 person moved out. So I would just inform the person who is staying there that rent is still due. 
when Oct comes you can have that person qualify 1st before you renew the lease with them. If they don’t qualify then you need to let them know that you plan to rent it out to someone else.
