I have an LLC for my rental property in NJ but i moved to FL a year ago. Should i transfer the LLC to form NJ to FL. The name of the LLC is not available in FL so I cant get a foreign entity with the same name. It would have to be a new name. Do I have to let my insurance know this new name as DBA to be sure no loss in liability coverage if under a different name?

always put each house in its own LLC . If someone sues you they can get all of your properties if under the same LLC. Get a good umbrella policy too .

What is the best way to transfer an LLC for a single family rental property from NJ to FL. Is an LLC corporation the best way to register as far as taxes go too? Anyone recommend a real estate attorney in Sarasota FL area? Best way to protect a rental property from a lawsuit by a tenant?

Ive owned my rental property for 10 yrs it was very profitable until Covid hit. I do all of my own repairs plumbing, painting ,mason work, landscaping, sheet rock, tile work. Im a 60 yr old female. I enjoy doing the repairs myself in between tenants It saves me money and its challenging and rewarding. 

Im afraid to allow any new tenants in because of covid law. In NJ tenant can say "Im unable to pay my rent and you cant evict me".  Im thinking of selling what else can I do?  Even if they have a good NTN credit score you could still not get paid. Is NTN the best for checking prospective renter?

I have a single family property. The market is very good. Half hour from NYC bus at corner. Im undecided if i should rent or sell. What if virus returns in the fall and the dont allow eviction again? I think this is wrong they put their nose in my business thats communism!

I own a SFP in Nj. The tenant got laid off from job due to corona virus beginning in march. They have 3 kids and a dog. Their lease is up june 1 2020. what if he doesnt pay may rent then im out $5200. I have bills to pay here too.
