My tenant is pissed off because I witheld former tenant's deposit

I had two tenants from two different units and I live in the third unit.Both the tenants developed great friendship among themselves and ocassionsly used to party around. I liked their camaraderie, what more can I expect as landlord than having happy tenants around.

One of the tenants left recently messed up few things as well as broke the lease terms so I had to withhold partial deposit and explained them why I had to withhold but the tenant left unhappy and not convinced.My current tenant who was friends with my previous tenant is pissed off with me,anyone ran into this situation? How can a landlord handle such situation? Appreciate your feedback.

This is why a property manager vs. being friends w/ tenants tends to be the preferred technique I think. 

It's literally none of his business why you withheld another tenants deposit. Tell him as long as he doesn't break his lease and damage his unit he won't haev to worry about it.
