The legal way to end the lease in Tacoma (ceiling fell down)

I have a rental house in Tacoma and part of the ceiling fell down. It is unihabitable. I am paying my tenant to stay in a motel for 2 weeks. The contractor said some of the materials need to replace the beams of the roof are backordered because of COVID. How do I end the lease earlier legally? Need some serious advices. Thanks
