Estimating rehab costs

Which inspection items do you all use as a STAPLE in a home renovation to bring in a specialist to do an inspection? For example, do you recommend always bringing in an HVAC specialist, roofing specialist, plumbing specialist, electrical specialist, etc just to make sure that part of the potential rental is working optimally. I am reading J Scott’s “estimating rehab costs” (awesome book, highly recommend you all read it) and he makes reference in almost every chapter to bringing in a specialist to do an inspection on ABC. But you can’t possibly bring in a specialist for every aspect of home renovations and still stay under budget right? Please enlighten me! Thanks.

@Thomas Richardson I always bring in a licensed inspector and if he recommends something that needs further inspection..........roof, boiler, asbestos removal, foundation etc. Then I will bring in an expert for that portion. 

In order to estimate rehab costs (kitchens, baths, windows etc) you really need a contractor to give you a quote.
