Did you decide to do this? Was curious to see if you jumped on the opportunity and if you converted your living room to a bedroom

I just came back to give an update. I served them a 60 day notice before the moratorium had officially ended. They could have fought me on it. We had a good relationship and they wanted a good rec for their new apartment so they moved. They struggled to find a place they liked so it ended up being over 90 days, but we worked on it together and it actually I gave them a slight cut on their last month's bill. 

The other guy and I worked out a deal since he had an exterior entrance. I dropped his rent a bit and bought a mini-fridge and microwave for him. Closed him off to the rest of the house while I remodeled. Thought I'd let you know.

Dan, I was under the impression the moratorium is ending on May 31st? Are you saying that it's going on longer? 

My notice is set to end on June 4th which I planned for when originally writing it out. Also, I have the tenants on separate rental agreements so they pay individually so if one leaves and another stays I'll still collect a portion of the rent at least. 

Thanks for your response, Dan. Hope all is well. Appreciate the reminder to be grateful for what I have as well. I'm just trying to examine options. If you know of any attorneys seeing as your in Poway I would be appreciative. 

Hi all, 

I bought a house at the beginning of the year in San Diego with tenants already in the front of the house and I moved into the back side of the home. Attached, but separate entry.. think like a garage turned into a large room. 

Anyways, I plan to remodel their section of the house and move in family. Then ADU the back half. I have given them all over 60 days notice to vacate - verbal and written in emails. After the first 30 days and sensing lack of movement, I got a template from a ezlandlordforms and sent that to them as well. Just to show them the seriousness. All said and done it'll be about 65 days since I first wrote them a notice to leave.

Three of the four are looking for a new place together and making movement. I checked in with the fourth one and he told me I couldn't make him move during this "Corona virus time."

 I'm trying to weigh out my options and came here to look for advice and attorney references. I'll do my best to work with him, but I would like to gain my home back with minimal effort.
