Been reading Craigslist ads

I am looking to get my first property and am seeking experience in "room for rent" ads/strategies. Lets assume for the sake of the discussion a 4-5 bedroom 2 bath SFH. Looking at Craigslist ads I see different strategies in the listings. (House hacking so I will be living there)

1) Higher rent (in this context about 550-600/mo)/room utilities NOT included

2) lower rentof 400-450/month + 100-150 in utilities.

3) I guess the third is rent + all utilities equally divided. 

So what are your experiences pros and cons.

Side note: in looking at rooms WANTED I see several that are looking for hi-speed internet.  To me it seems to be worth the expense to have a premium internet vs a basic. (quite literally I got two of my oldest kids to move out by reducing the internet to the lowest I could stand)  Arguments against Premium and have any of you had a positive experience with an internet signal booster?
