I have been looking into the deals offered by rent to retirement. And, to be honest, some of it looks too good to be true. 
my question is: are the numbers they’re displaying on their spreadsheets realistic?

I have yet to hear 1 downfall of the company. Please, spill the tea. 

Throwing out ideas to increase occupancy…

What if you were one of the only hosts to offer free food delivery in the form of gift cards or coupon codes at a time when no one wants to go to the grocery store and they HAVE to order takeout/delivery?

I work for DFG Noodles, a famous Asian food truck here. My boss is willing to offer 10% discount on your voucher and a refund if you don’t use the gift card. We can also create coupon codes for you if you want to automate the whole process. She suggests that you partner up with 3 LOCAL food trucks/restaurants so it covers a wide range of palettes and offers your guests a variety. The 3 cuisines should probably consist of Asian, Mexican and such as pizza and burgers. Go to the DFGNoodles website and contact us through the contact page or contact me through biggerpockets

2) she has contact to a non profit that is specifically looking for housing for nurses and doctors because they can’t go home. The non profit will pay for it.

Combine these two ideas and you got a winner.

Post: first property, pre rehabbed or not?

Hello I'm about to buy my first property within the next nine months. I'm going to purchase this property with an FHA loan. I don't have much capital for upgrades if I buy something that needs some rehabbing. But I could get something that is already nice in a up and coming neighborhood and rent out the other unit right alway. The property I'm looking at that does not need and work will cost me around 1100 dollars out of pocket every month with the other unit rented out. Which is cheaper then my rent now. After the first year, when I move out and rent the other I'll will start to have cash flow. And the rent and value should rise over time as well. Should I buy something like this, to get my feet in the door, or should I wait and save more for rehabbing
