Buying a duplex with seller on one side contract for deed?

I have no experience on buying something when the seller carries the note . The property is a wonderful one and I feel I can help my friend by providing a steady Income  for her and also being a good financial move for me . 
what would you guys do in the situation ? What is best for my from the business prospective ?
