Real estate investment

Hey everyone, I’m 21 and I’m from GA and currently stationed in Germany in the Air Force. I have about 4 years left until my contract is up and have been very interested in buying real estate for a while now. Where I’m from in GA is a huge college town and also some rural areas on the outer city limits. So my first question to everyone is, how do you tell if the home or multi family property is worth buying? How do you get that “gut” feeling that someone I’ll actually rent the property? And second, after you buy your first property, do you work on paying it off or wait a few months and invest in another property? Thanks for any help!
