How do you deal with rent payment plans and lease expirations?

Any suggestions for rent deferment/rent payment plans and what happens when leases expire.  Implications if full rent is not paid at the end of the lease and the lease is not renewed.  Can deduct some rent owed from security deposit.  But how about the effects on the tenants credit?  And I assume legal action?
