Coin operated washer and dryer

I was going to put a coin operated washer and dryer in my tenants unit. I pay the water and trash and tenant pays gas and electric. I was wonder if there was a potential problem with using their gas and electricity with my washer and dryer while charging them to use it.

Huge problem.

I would let them know of your plans for a non- coin and see if they would agree to an increase in rent of $40. 
You will make out better without the headache. Cheaper machines and I cannot imagine going into a unit to empty coins...
