How much of your tenant screening criteria and lease terms do you put in your listing? What do you leave in and leave out and why?

You can visit my website for some examples. I don't put a lot in there because I know most people won't bother reading it anyway. I have a more detailed document "Application and Rental Policy" on my page for anyone interested in seeing a more detailed explanation.
