I have an exurban property. The price of gas, and fear of it continuing to go up, is probably the most pertinent thing making a difference on this one. Other inflation matters. People living check to check are getting hammered and rents have gone up so much in the last 5 years or so. I think it's too much for many people. I am not willing to lower credit and income standards, the price has to go down most likely, or I have to go sign up for section 8. I'll lower the price. 

Of course, it's riskier for a female....and I hate that. Nonetheless, I will take some measures for my own sake. 

I appreciate the other tips, Julie, been thinking about those too. Good suggestions. 

I am worried about someone saying I said or did something I didn't do. I am also surprised anyone needs to ask that. 

I don't know if other people are as paranoid about this as I am. It's hard to imagine nobody worries about it.

I usually try to have my wife with me but that is not always possible.  Today, I am Face Timing with my son more or less discretely while showing the inside of the house.

I wonder if I should make this clear to the unaccompanied female applicant? I don't plan on filming her of course. I guess I could even put the phone in my pocket. 

What safety strategies do others take?

This is a topic I had heard about a very long time ago. I think the answer was that everybody has 

a credit score? I can just go through rent prep with the application like I always do. 

I am curious to know opinions on this in advance. Does anyone 40ish not have a credit score?

There seems to be a lot of people who choose to start a conversation in Zillow Messages with,   "Hey, I'd like to rent your house and would like to know more about it". SMH

Does Zillow give them a choice to start off that way, or do lots of people do this without a prompt?
