Post: When does interest start to accrue

Quote from @Russell Brazil:

When the wire goes out to you is immaterial. When the bank lent you the money is when interest starts accruing.

I agree that the bank should be paid since the funding date, but shouldn’t the title company be paying them because the title has the money? Why should I be paying the bank when I didn’t have their money?

GM. Yes I prepaid, but would Title give me credit for the three days that I didn’t have the money?

I did a cash out refinance and escrow closed today. Now Chicago Title told me that the wire missed the cutoff time and I will get the fund next Monday. In that case, do I need to pay interest for the 3 days that I don’t have the money? Thank you

Hi - wanted to ask this community if anyone knows how should elevator repair cost be allocated within a HOA? Should it be split evenly among units, or should it be split according to the size of each unit?

Thank you

I hired an un-licensed guy to put in new floor in the living room, and he accidentally broke a tile in the bathroom... He told me he will glue the broken pieces back, but I am worried if that is a reliable fix?  Can I ask him to replace the broken piece altogether?  Thank you

Thank you guys...

I dont have the guts to invest in a syndication.... I am just curious... RE is NOT a place to make quick money, and if someone is going from 0 door to 2000 doors in a couple of years, well, he is making that money out of someone else, right?

From time to time, there are syndicators come on here and talk about how they go from 0 doors to 2000 doors in 2 years....I have always wondered if these syndicators simply suck the blood out of the "syndicatees"...

Anyone knows?

@James Richardson - I dont have anyone to recommend, but I have always been curious about these so-called passive partners.... Are you willing to share your rate of return over the years?

Thank you in advance

My reading of the terms does not require negotiation... It is $5K+ appraisal.....

Here is my advise, which, by the way I give to myself as well....

Always have a criteria and only buy when that criteria is met, even if it means waiting for 3-5 years....Dont buy just because everyone else is buying....

For me, at this stage in my investment, it is cash flow positive from day 1 after 20% down.....
