Protest Taxes on rental properties

What is the best way to protest taxes on rental properties. Since they not homestead, what ground you can use to get the taxes lower.

I dont use the county form.

I send them a letter, sometimes with pictures, of why my property should be valued at less.

I use comparable sales or sometimes find similar properties that have lower tax values and use that.

I list anything that would show why my place isn't as nice as something that sold for more.

I always get a reduction in taxes. Sometimes I get them cut in half.
