I am trying to figure out the pros and cons of establishing an investment portfolio under an Elite Trust. TIA for any assistance!

Dealcheck now automatically uses RentCast which I have actually found to be pretty accurate. I also have a Rentometer pro account and I am considering canceling because of this update.

Hey @Nick Troutman so waiting it out is the best decision in my opinion. I’m a new investor and I hit the ground running. I had gotten into the habit of analyzing close to 50 properties a day and i have to admit, it has been pretty hard to slow it down. But I have found that in doing so, I am still able to keep my eye on the market and restrain myself and stay focused on my 10 year plan.

To answer your question, In the meantime, I have decided to take up getting my real estate license. I started with real estate finance and I am learning REALLY REALLY important things. Maybe you could take up a couple of the needed courses to keep your from impulse buying.

Good luck to you man!

Hey BP, question: is a signed s&p on a cash for deed property still negotiable? Thanks!

Hi Alexis,

By reading your story this can be a lot of pressure for you. If you are not ready to deal with these kind of tenants then I highly recommend you not to go forward because personally I have been there by evicting two tenants when I first purchased a multifamily property. And it wasn't easy. But I was able to graduate from that nightmare that I had for months.

On the costs side, you need to get a contractor so they can give you an estimate if you haven't already looked for one. At the end of the day, It's up to you to make the decision if you will be strong and capable to deal with this situation. Hope this helps.

 I appreciate it!

Credit to you for doing the advance research and figuring all of these things out in advance. I’d probably pass on this property if I were you and I am sure your PM will appreciate that also.

 Thank for your advice!!
