Hi all. I have a rental where HVAC needs replacing (central heat and air). I'm considering putting in window AC/Heat units instead of replacing it. My main concern is if the pipes will freeze in winter without thermostat controlled heat. It is in N. Florida which usually only gets below freezing a few times a year. But sometimes it can get pretty cold. Any thoughts or experience here? Thanks!

I'm a new landlord. I have a 3 br/2 bath rental that'll go for about $900 per month. I'm wanting to know from more experienced landlords/managers do you require people to give first and last month's rent plus deposit. That seems like a lot for people to come up with. How do experienced landlords and property managers handle this? Do you require all three and if so do you let them make payments on some of it or do that have to pay all 3 at once (in my case $2,700) prior to moving in. Thank you!

I'm fairly new to the Landlord game. Need to paint a rental (it's a decent, midrange kind of property - not a crack house but not a mansion, a standard middle class rental). How many coats of paint do you use and what sheen and color and brand? Thanks!

I inherited my mom's house when she passed away. I'm wondering if I should rent it furnished or unfurnished. I've gotten everything out of it that I want. I could take the rest to a pawn shop but if I can get more $$$ by renting it furnished I might do that. Has anyone ever done furnished and what was the experience like? Or just any thoughts. I could go airbnb but it's 5 hours away from where I live and it's a rural area I could struggle to have it managed properly.
